The standard we hold

Uploading a document does not make it answerable

Most of what goes wrong in a self-managed building is not a missing feature. It is two people holding two versions of the same rule, and no way to settle which one governs.

An answer, and the paragraph it came from

Ask about guest parking and you get the rule, the document it lives in, and the date that document was last revised. Ask something the approved record does not cover and the concierge says so rather than producing something plausible.

A source has to be approved before it can speak

A file sits in the library until somebody with authority marks it approved for the concierge and sets who may see it. Uploading a document does not make it answerable.

A number you can follow back to the transaction

Bank feeds, receivables, payables, budgets, and reserves post to one general ledger with protected control accounts. Nobody adjusts accounts receivable by typing into the ledger.

Everyone sees what their role permits

A resident, a treasurer, and a managing agent open the same building and see three different buildings. Every view is scoped to the property and the role, and every action leaves a timestamped trail.

Golden Bay Towers

Eighty-nine units, opened in 1962, on a private drive off the A1A extension where the Intracoastal curves past Golden Beach. It was the first property to run the whole platform and it is still the one that finds the problems first, because the people who file the complaints are the people who live here.

A cooperative opens on the Intracoastal

Golden Bay Towers — twin six-story towers, 89 units, private boat docks, architect Harold Wiecer. Sixty years later it is still self-managed: a volunteer board, no management company.

Anthony Clemenza, who founded this company, presides over that board today. He inherited what most self-managed boards inherit — a filing cabinet, a shared inbox, and a spreadsheet only one person understands.
